Paper title: The impact of energy performance certificates on the prices of dwellings

Summary: Following the Kyoto Protocol, energy efficiency in the property sector has become a growing concern and there has been an increasing policy focus on improving the environmental performance of dwellings. Whilst an emerging body of empirical research has identified price premiums associated with improved building energy efficiency, the relationship between energy performance and residential property remains under-researched, geographically diverse, and inhibited by a paucity of data. By developing a database and applying a hedonic pricing model, this research aims to establish whether there is a green premium associated with dwellings within the Belfast Metropolitan Area. The findings will contribute new knowledge for policy makers and practitioners in the property sector.
